All lenders require a survey and valuation of your property in order to proceed with a mortgage offer. Some may charge you for valuation and survey fees although not all do so. Some mortgage lenders offer deals that refund valuation fees on completion of the mortgage contract. The catch with these deals is that you have to use the lenders own choice of valuation experts and legal professionals. Other lenders promote mortgage packages which offer free valuations in order to attract new customers. You can also expect to pay an arrangement fee to the lender as an administrative cost for arranging the mortgage and drawing up the paperwork for the mortgage contract.
